The Toolset Is Usually Rather Simple
Compared to every other field of construction, residential construction utilises one of the simplest toolsets. Most large-scale equipment or machinery requires specially-trained personnel to operate them, and employing these individuals can quickly become expensive. Residential projects generally operate on much smaller margins than some other construction jobs, and so they don’t tend to employ these tools to save costs.

Apples And Oranges Aren’t Made Of The Same Materials
Larger-scale projects can justify spending the extra money on more expensive materials, such as steel, because the cost is lower due to the bulk order. For a small, residential project, though, the significantly higher cost of these materials far outweighs any benefit they might provide, leading residential construction teams to tend to prefer cheaper, lighter materials, such as timber. At the same time, these lighter materials are also easier to manipulate without heavy equipment, further decreasing the cost of the project.

There’s Typically Less Red Tape
As projects become more and more complex, you’ll need to secure an increasingly large list of approvals and permits to ensure building can progress, ranging from liaising with the local council through to the state or federal government. However, small-scale projects such as residential jobs typically don’t require much more than a development approval from the local council, making them much easier to undertake.

Where’s The Fire?
Without a commercial or public interest to rush along construction, you’ll typically find that residential projects move at a slower pace. Even if you wanted to speed your project along, there might not be enough space on the site to allow your construction team to perform multiple tasks at once, meaning you’ll be stuck at the slower pace anyway. However, that’s not to say that they take longer than other projects – while progress is made slower, thanks to the decreased scope of these jobs, they’re still generally the fastest jobs to be completed.
